Following is the text of a message from a citizen with important information on a rezone request for property located at Daniels Bridge Road and Hog Mountain Road which will be heard by the Board of Commissioners at tomorrow nights meeting.

At 7 p.m. on Tuesday, the County Commission will hear two rezone requests for a complex proposed for the corner of Daniels Bridge Road and Hog Mountain Road.

The proposal is to build five buildings on that corner. Two of the buildings will be commercial; three will be offices.

The County Planning Staff has labeled the development as not in compliance with the Comprehensive Plan. It has said that the use is "not consistent with the uses of all of the surrounding properties." It also has said the request "does not meet the intent of the Future Land Use Plan."
And it noted that there are "a number of permissible B-1 (Business) uses which are frequently incompatible with residential use due to the traffic, noise, hours of operation, lighting, trash and other similar factors, and because of this, commercial development coming into this area could negatively impact the residential value of nearby properties."

In addition, County Public Works has said that two exits from the site, onto Daniels Bridge and Hog Mountain, "cannot provide appropriate spacing between the main proposed drive and the intersection of Hog Mountain Road and Daniels Bridge Road. This will be especially critical when the above intersection becomes signalized."

Despite these observations, the Planning Commission has approved the request.

At a minimum, we need to know what the timetable is for "signalization" and how the problems of the exists will be solved.

Those of us who have tried to turn left on Hog Mountain from Daniels Bridge know how dangerous it is and how nearly impossible it is certain times of the day.

……….. Before this intersection is improved and a signal is put in place, nothing should be done.
